The New 40 Year Structural Inspections Daytona are requirement for buildings that have been in existence for more than 40 years, to be inspected for structural and electrical safety conditions. The fundamental purpose is to confirm, in a reasonable fashion, that the structure under consideration is safe for its specified use under the present occupancy.

The Professional Engineer / Architect performing the structural and/or electrical inspection will attest the results to the best of his/her knowledge, belief, and professional judgment and based on the conditions observed on the date of the inspection.

Forty New 40 Year Structural Inspections are mandatory throughout Florida for all residential and commercial condominium buildings including North Beach Broward County, Condo, Florida Building Code Inspections, Structural, Electrical, Hialeah, Coral Gables, Doral, Fort Lauderdale, Hollywood, Lauderhill, Homestead, Surfside, Form, Application Cost. 

40 Year structural Inspections are performed following the Miami Dade County or City local governments minimum inspection procedural guidelines for buildings or inspection checklist (known also as Building Safety Inspection Program – Board of Rules and Appeals Policy #05-05) and might need the following:

• Electrical Engineer Inspection and Structural inspection.

• Level of illumination in the parking lot according to Chapter 8C relating to parking illumination. In accordance with Section 8C-2 of Miami Dade County, the minimum prescribed standards for parking illumination contained in Section 8C-3 were made retroactive upon adoption of the original ordinance. As part of the submission, it is required to submit a form certifying compliance with the parking illumination standards signed and sealed by a Licensed Professional Engineer.

• Compliance with guardrail for areas adjacent or abutting a canal, lake, or other body of water in the parking spaces.

Which properties are exempted from 40 Year Re-Certification.

Single Family Homes, Duplexes, and buildings with less than 2,000 square feet AND occupancy load of less than 10 are excluded. Destructive tests are not performed during the Inspection.

Broward has similar requirements.

Program.

The program was established in the mid-1970, and the program calls for structural, also electrical safety verification for 40-year buildings or older and every ten years thereafter.

In Broward County, single-family residences, duplexes, and minor buildings or structures are exempted.

Any building or structure which houses, covers, stores, or maintains any support features, materials or equipment necessary for the operation of all or part of the primary structure, or operation of any feature located upon the real property, shall not be considered a minor building and shall be subject to inspection as otherwise set forth herein.

Also included in the Safety Inspection Program are elevated decks.

Both Counties have had instances of structural building failures.

By having such a program in effect in Miami Beach, we are minimizing the possibilities of future building failure and will be better prepared for hurricane wind.
